  • What can the tenant be charged for upon move out?

    There is not a cookie cutter answer for this as there are so many moving parts and pieces to a house and so many variables in play. Meanwhile, we have a video below describing what is NOT NORMAL WEAR AND TEAR.

  • Do you allow roommates in my rental property?

    Short answer yes. Long answer, it’s complicated. Watch the video below to get a better idea of how we approach roommate situations in a way that protects the interest of all involved.

  • Are Tenants allowed to Paint?

    Yes but there is a CATCH. Check out the video below for our policy on tenants and painting.

  • Should I leave my security system? Do you let tenants install Security systems?

    Technically, the video below is more geared toward the tenant but as an owner, you will get a few ideas. We will talk about your specific security/smart home devices when we meet together at the house or during a phone interview perhaps. But for now, check out the video below.

  • Do you direct deposit into my account?

    Absolutely! We use ACH and deposit your funds directly into your preferred account.
  • Do I get to see the lease or sign it?

    Once the tenant and ownership of our company sign the lease, it will be sent to you for your records. Your signature is not required on the lease because as your manager you have asked us to be your agent in the matter.
  • Do you sell real estate too?

    WE certainly do. With our Sister Company Clarksville.com Realty, we have sold millions and millions of dollars worth of properties. Our team is sharp and makes the process a breeze for you. Even better, based on the situation, we also give breaks in commissions.
  • How and when do I get my checks?

    Because rent is due on the 1st and late after the 5th, we are typically wiring monies for all owners on the sixth day of the month. Once thing to note though is that if the 5th is on a Weekend or Federal Holiday, we extend the late period to the next business day (same with banks). So, there are times when it might be the 8th before funds are distributed.
  • How long of a lease do you sign?

    Our initial lease with the tenant is only one year. The reason for this is that if there is a scenario where we find the tenant to be a poor fit for the property, you may choose to simply not renew. After that first year, if the tenant is interested in a multi year lease or for that matter you are, we will be glad to put that together.
  • How much security deposit do you charge the tenant?

    Our Security Deposit is equivalent to the rental amount. The security deposit is held in a separate escrow account until the tenants move out and we assess the property.
  • How soon can you start managing my property?

    Depending on your vacancy and timing in reaching out to us, the property can be on the market usually the day after you leave it with us in great shape.
  • What type of properties do you manage?

    What a great question that is seldom asked. Our business is built on consistency and to gain that consistency we only manage nice Single Family Homes. This keeps our owner pool consistent, our tenant pool consistent, and our maintenance regiments tailored to single family homes.
  • What type of reports do I get and how often?

    You will receive snazzy and easy to read monthly statements detailing the month's activities. At the end of the year, a year end statement will be sent as well.
  • Who holds the tenant security deposit?

    By law, we are required to keep the security deposits for the tenant throughout the leasing process. The monies are all held in a separate account that draws NO interest.
