How and When Will I Be Notified of Work Orders?


Work orders MUST be submitted by the tenant via the online portal or in person in the office.  Obviously, almost all work orders are submitted online.  Once a work order is processed, you will receive an email from our Maintenance Coordinator detailing the request and the vendor that has been dispatched to assess/repair the situation.

If the vendor reports back that the issue is going to be north of $150, we will do our best to call you in addition to the email to let you know what needs to be done so you can be prepared financially. If the situation is less that $150, the repair man will make the repair and life will go on swimmingly for everyone.


Make Ready Related:

Most of these types of work orders are cosmetic in nature and done while the property is in a vacant state.  Fresh paint, new carpet, staining the deck or fence, deep cleaning, and so on.  Because we have anticipated these types of improvements, we will be working with you directly via phone and email to make sure we are all on the same page so that we can get the property rented or sold in a timely fashion for the most amount of money.
